Agency Disclosure

Seller Representation

When you list your property with CasasFL, Lokation Real Estate acts as your listing agent. We represent your interests in marketing and selling your property. A separate buyer's agent represents the buyer in the transaction.

Buyer Representation

When you engage CasasFL as a buyer, Lokation Real Estate acts as your buyer's agent. We represent YOUR interests—not the seller's. Our commission is paid by the seller or developer at no cost to you.

Dual Agency Prohibition

We do not practice dual agency (representing both buyer and seller in the same transaction). If a conflict arises, we will refer one party to another qualified agent.

Commission Disclosure

Seller Commission

Seller commission is 6% of the sale price, typically split equally (3% listing agent, 3% buyer's agent). This includes professional marketing services valued at $2,200+. Commission is negotiable and will be detailed in the listing agreement.

Buyer Commission

As a buyer, you pay no commission. Our commission is paid by the seller or developer. In new construction, the builder pays our commission—you get professional representation at zero cost.

Included Services

All commissions include full professional services. We do not charge additional fees for showings, paperwork, negotiations, or coordination unless specifically disclosed in writing.
